About Us

Richards Law is a boutique law firm with an extremely dedicated and talented team of attorneys and legal assistants to tackle all of your Community Association (HOA) needs. Our entire firm is structured around an HOA’s budget, Board concerns and owner expectations. Our objective is to find the perfect balance between Board authority and homeowner rights. When this balance is achieved, “HOA Living” is enjoyable, property values are enhanced and a better quality of life is ensured. John Richards has been practicing HOA law since 1999 and represents clients from Logan to St. George and is supported by a legal team of eight professionals that will assist you as well. Our goal is to avoid litigation when possible, but not be afraid of it if necessary. We have found that an aggressive yet a respectful approach when dealing with homeowners provides the best results for all. We regularly provide educational and training courses to Board / Management Committee members on “hot topics” and changes in Utah law.

Pricing

We are very sensitive to HOA budgets. We know that most Associations do not budget for significant legal fees. We offer extremely competitive rates, we have flat fee programs for certain projects, and offer a “Common Sense Collections” program where we seek to obtain our fees from the debtor (homeowner) rather than sending you a monthly bill for collections and then only hoping of reimbursing you. John pioneered this concept in Utah. Our fee agreement explains this program in greater detail. Generally speaking, our rates range from $50/hr to $225/hr. depending on the issue, the project and the team member involved with the work.

Services

We offer the full spectrum of HOA legal services – from CCR drafting and amendments to covenant enforcement to collections (and everything in between). We attend meetings, draft Board resolutions, help you interpret your CCRs and Bylaws (revise them as needed), and provide full litigation services should that be necessary. Because “HOA” law is a combination of contract law, real property law and business law, we also handle evictions and general business matters as well that arise through our long standing relationships with our valued clientele.

John Richards founded a law firm which has successfully represented homeowner associations for over a decade. John graduated in 1999 and is licensed in Utah and Oregon and all state and federal courts therein. John is one of select few attorneys in Utah to be admitted into the College of Community Association Lawyers in 2007. He is an experienced, highly-regarded attorney who handles every issue an HOA may confront. He has built his practice around HOAs budgets and governance structure, with an understanding that that means evening meetings. John has been recognized as one of Utah’s “Top Rated” and “Legal Elite” lawyer by Utah Business Management for many years.

John solves problems and believes that problems are solved through a combination of the highest level of legal skills and personal relationships that help clients and opposing parties find common ground. Once common ground is found, a resolution follows.

John served as the President of the Utah Chapter of Community Association Institute (CAI) in 2005; served as a Board member for several years; and serves on “CAI’s” Legislative Action Committee.

John lives in Holladay, Utah, with his wife (Lisa) and four children. John enjoys spending time at Bear Lake, playing guitar, watching movies and exploring Japan.

Educational Events/Training

We regularly conduct educational courses (for no charge) called HOA University. Please call our office to be placed on our e-mail list. We hold courses at least once a quarter, but often get requests to address a “hot topic” more frequently than that.
